The documentation required for a Mortgage Loan Pre-approval can vary greatly depending on the type of financing you’re applying for (List for you below).
Government loans often require more documentation than conventional mortgages do. Borrowers that are self employed or own multiple businesses and investment properties will have to provide more documentation. When working with a competent mortgage planner we’ll let you know which documents we need based on your application and the type of property that the loan is for. But if you’re as thorough as I am, you’ll want to have those documents ready with the application because it makes things go so much quicker. So I’ve prepared this list for you so that you can get an idea of what is required. Your situation may not require everything on the list but at least you have a good idea of what may be asked for.
2 years Fed Tax Returns incl. all schedules, w2’s, 1099’s & business returns & K-1’s if applicable (3 years for VA Loans or in some cases if Down Payment Assistance is needed)
30 days most recent, consecutive pay stubs w/YTD earnings
2 months most recent Assets all pages even if blank
Copies of Most recent Mtg Statements for all loans on financed properties
Hazard insurance declaration pages on all Real Estate owned
Copy of CADL & SS Card
