How You Can Pay Off Your 30 Year Fixed Mortgage Early - Mortgage Tip


As a Certified Mortgage Planning Specialist I get asked this question all the time. “How can I pay off my 30 year fixed mortgage early?” Well there is a very easy and inexpensive way to do this!

The way to make this happen is to apply additional payments toward your principal balance each year. If you can make one add’l payment per year you will shave approximately 7 years off the life of your 30 year fixed rate mortgage and save a ton of interest as well. Easier sand than done right? Well here’s a way to make this a little less painful to your wallet. Take your monthly payment and divide it by 12. Whatever that result is, make sure you send in an add’l payment for that amount each and every month. If you make your payments with checks, you might even want to send 2 separate checks and write in the memo line, “Principal Payment Only” which will ensure that your mortgage servicer applies all of the add’l payments directly toward your principal balance.


Another way to accomplish this same exact thing is to make a payment every 2 weeks instead of once a month. Take your monthly payment and divide it by 2. Then when you pay it every 2 weeks, you’ll end up making 26, 1/2 payments throughout the year. This is the equivalent of 13 full payments, or 1 extra payment a year. Some lenders will actually fund the loan this way for you or you can request that they set up your servicing after the fact. Or you can just take the initiative and do it yourself.


Regardless of which route you choose, you can set these payments up to go out automatically. In many cases, you can even set it up w/your bank that a particular amount of your direct deposit automatically filters to a 2nd account which is set up for auto-pay to your mortgage servicer. This way its on automatic pilot and you don’t ever have to think about it. You know that because the 2nd account only is used to make the mortgage payment and it is automatically fed the necessary portion of your paychecks that your mortgage payments will always be made on time and most importantly, your 30 year fixed rate mortgage will be paid off about 7 years quicker. 30 Year Mortgage Rates Dip Again but Ben Bernanke Cannot Refinance?

Wow! I have to say it again, Wow! 30 year mortgage rates dip again but Ben Bernanke cannot refinance his own house according to the Guardian.

Relax, its not as bad as you think. According to the article, Bernanke is trying to refinance from a rate of 4.25% down to 4.19% but his mortgage is above the conforming loan limit of $625,000 in his neck of the woods. It also goes on to talk about how he commands $250,000 per speaking engagement. The first thing I see wrong with this is that you shouldn’t be refinancing from 4.25 down to only 4.19. There’s not enough benefit to you as a borrower unless the 4.25 was taken out so long ago that by doing a new 30 year fixed you reduce the payments significantly by stretching out the re-payment terms back to 30 years.


The next issue I have is that he wouldn’t be trying to get a 4.19% rate. That isn’t offered. Rates are typically offered in 1/8 point increments. Sometimes lenders will provide a rate slightly under a double zero defying that rule. For example: instead of 4%, they offer 3.99%. It’s like paying $3.99 at the pump instead of $4.00.  In addition to that, 4.19% is the average rate on a 30 year fixed mortgage currently. It’s not a target rate you would shoot for.


The last thing that I take issue with is the fact that they’re selling this lke a hardship. Bernanke is probably not in any financial trouble whatsoever so if he can’t refinance his mortgage, well that’s not ideal but not the end of the world. He was simply trying to save money. I doubt that the savings from a refinance would significantly affect his way of life.


The takeaway from the article that I get from reading between the lines is that even though a wealthy, powerful public figure doesn’t need a mortgage at all, he’s wise enough to see that a mortgage makes sense. You get the tax benefit and you don’t have the opportunity cost. If you don’t use a mortgage instrument, much of your wealth is tied up in your home and you don’t have access to it. You can’t make money on it through other financial instruments like mutual funds and IRA’s or fund some other business venture–Some alternative place to put that same money where it works for you. In Bernanke’s case, $625,000 of liquid cash that he could presumably use for some alternative venture. My opinion of course but don’t take my word for it. What Happened With Mortgage Rates This Week? Insider"s Report!

What’s the rate on a 30 year fixed these days? We all here that question in the industry quite often. But right now the mortgage backed securities market and in turn the mortgage rate market has been pretty volatile.

Every time we see a slight improvement in rates people are shouting from the skies that rates have improved again. Without the broader picture and some context however, this type of spouting off misleads the public into thinking rates are much lower than they actually are. For instance, we’ve seen rates decrease in cost by about 25 basis points only to give that back the following day and then some. This happens all the time and has been happening quite a bit lately.


Here’s the twist though. People only shout from the rooftops when rates improve. They ignore when they get worse.  When this happens a couple of times a week up and down and the talking heads and mortgage marketers tell you about rates improving several times a week at about 25 basis points or .25% in cost.  The public assumes that those improvements are cumulative.  You might think rates are a full point lower than where they were just a couple of weeks ago based on this type of misinformation. The truth of the matter is that rates are higher than they were a week or so ago. You have much more to risk than to gain by not locking in a great rate today. I tell my clients not to be greedy. The bond market was at the top of the trading range today and I advised my clients to act accordingly. Some individuals have a much greater risk threshold and they like the idea of gambling for another 10, 15, 20 basis point improvement which is literally only $100, $150, or $200 per $100,000 loan amount in spite of risking loosing that same amount and much more. My philosophy is that this is your mortgage and your life. This isn’t simply risking your winnings on the craps table after you started w/just $50. This is not something to be taken lightly. If it were my personal loan and I were given the choice in this market I would go ahead and lock in and sleep easy. The choice is your, I just want you to be fully informed so that you can make a great decision. If you have a loan in process and its not locked, you might want to lock that in today.  30 year mortgage rates are truly at their lowest levels of the year. The 3.5% Coupon Bond is trading at 102.91 at the time of this post which is about an 80 basis point improvement from just a couple of days ago. That means that cost of  30 year mortgage rates were almost a full 1% higher than today. If your loan officer structured your loan w/some rebate in lieu of cost, you’d see roughly an add’l .8% in rebate or credit toward your closing costs. This is roughly a change of $800 for every $100,000 in loan amount. There is definitely going to be some tough resistance for rates to improve much more than this and it can be a bit scary floating in this situation because the resistance level being this tough lends itself to a big bounce back and we might be risking much more than we have to gain by floating. So borrowers, call your loan officer and get your loan locked in. Realtors, make sure your clients are doing this. Call your loan officer partners and make sure that they your clients are protected. What"s Up With 30 Year Mortgage Rates today? - Daily Rate Insider

How Rates Move:


Conventional and Government (FHA and VA) lenders set their rates based on the pricing of Mortgage-Backed Securities (MBS) which are traded in real time, all day in the bond market. This means rates or loan fees (mortgage pricing) moves throughout the day, being affected by a variety of economic or political events. When MBS pricing goes up, mortgage rates or pricing generally goes down. When they fall, mortgage pricing goes up. Tracking these securities real-time is critical. Rates Currently Trending: Neutral


Yesterday’s MBS market was worse by -22bps. According to Sigma Research there was moderate volatility. The movement may have resulted in worse rates for the consumer.


Today’s Rate Forecast: Neutral


The MBS market and mortgage pricing is likely to be fairly neutral. Sigma Research says there’s not a lot of economic data to push the market today or this week. Once again the US and global markets are completely focused on what is happening (and may happen) in the Ukraine and mid-east. It appears that Israel and Hamas are inching closer to a deal, but that can turn on a dime which would be a market moving event. Overall, the markets are based on emotions right now as tensions swing back and forth in Ukraine, Iraq and Israel-making market forecasting a difficult process.


Today’s Potential Rate Volatility: Average


According to Sigma Research the risk for volatility is average today. Because international affairs are hard to predict-high volatility is always a risk. As stated above, if something happens in the Ukraine or mid-east that is not worked into the market today we could see major volatility. We’ll be keeping a close eye on the markets.

Mortgage Loan Pre-Approval: Required Documents

The documentation required for a Mortgage Loan Pre-approval can vary greatly depending on the type of financing you’re applying for (List for you below).

Government loans often require more documentation than conventional mortgages do. Borrowers that are self employed or own multiple businesses and investment properties will have to provide more documentation. When working with a competent mortgage planner we’ll let you know which documents we need based on your application and the type of property that the loan is for. But if you’re as thorough as I am, you’ll want to have those documents ready with the application because it makes things go so much quicker.  So I’ve prepared this list for you so that you can get an idea of what is required.  Your situation may not require everything on the list but at least you have a good idea of what may be asked for.


  1. 2 years Fed Tax Returns incl. all schedules, w2’s, 1099’s & business returns & K-1’s if applicable (3 years for VA Loans or in some cases if Down Payment Assistance is needed)



  2. 30 days most recent, consecutive pay stubs w/YTD earnings



  3. 2 months most recent Assets all pages even if blank



  4. Copies of Most recent Mtg Statements for all loans on financed properties



  5. Hazard insurance declaration pages on all Real Estate owned



  6. Copy of CADL & SS Card
